Applicant Procedures (per applicant):
Each prospective tenant will complete a rental application with a copy of state issued photo identification and submit a non-refundable application fee of $25 (per tenant).
Approved applicants will provide a $500 reservation deposit per apartment which will be credited towards the security deposit upon a lease signing within 30 days. If tenant is approved and a lease agreement is not signed within said time-frame, deposit(s) will be forfeited.
Read and sign the lease agreement including guarantor (if applicable).
Pay the full security deposit upon lease signing equivalent to one month’s rental payment.
Return all leases and documents to the Spicer Village leasing representative in person or to the office by mail to: P O Box 6022, Akron, OH44312 by deadline dates.
First Month’s rental payment is due at the beginning of the lease term.
It is suggested that you consider a renter’s insurance policy to protect your belongings and the property from any type of damages.
A security deposit is not constituted as an advanced rental payment and cannot be used towards late fees, maintenance charges, NSF fees or the last month’s payment on a rental agreement.
Each tenant is responsible for paying the entire monthly rent due.
Monthly rent will ONLY be accepted in one form of payment (check or money order). If the residence has multiple tenants, it is the tenant’s responsibility to collect rent from any additional tenants and submit to the office for credit.
All payments must be made to SPICER VILLAGE with one check or money order ONLY. In no case will cash be accepted.
If one roommate does not pay his or her share of the rent, you are still responsible for paying the entire monthly rental cost by the first of every month. Payments postmarked after the 6th of the month will incur a $50 late charge, as well as accounts with balance due for any portion of the rent.
